Just finished up our lease at The Edge at 401. I really have to say out of all the 5 apartments that we leased for our son while he attended FSU, this one had the most attentive staff! Anytime there was an issue maintenance was called and they resolved the issue quickly. In particular I wanted to give Cheyenne - the Assistant Property manager a 5 star review. SHE went above and beyond to help us! SHE is one of those employees that should be recognized for her service. Thank you Cheyenne for ALL your help! As we enter our new chapter with our son we hope to find more Cheyennes out there!

I’ve been living at The Edge @ 401 for almost three years now, and it’s been a great experience! The complex has a nice pool and adequate amenities that make it comfortable. The apartments are well-sized, and even though the building is a little older, it’s very well-built. The concrete walls mean I never hear my neighbors, which is a huge plus. Maintenance is always timely and efficient. Over the years, I’ve had my tile replaced and a new AC unit installed, among other repairs. Robert Mosley, the maintenance man, is always kind and attentive, making sure everything is taken care of. The office staff, Melissa and Traci, are also great to work with. They’re friendly and always willing to help. The location is another big advantage. It’s walkable to FSU’s campus, the downtown area, and lots of food spots, which makes it super convenient. Overall, The Edge @ 401 has been a great place to live, and I would recommend it to anyone looking for a well-maintained and convenient apartment near FSU.

Edge 401 has been a great place to call home! The 1x1 bedroom apartments are clean and spacious, with high-quality finishes that make a difference. The management team is incredibly responsive and friendly, always addressing concerns quickly and ensuring a great living experience. The amenities are top-notch — the pool, fitness center, and community areas are always well-maintained and perfect for both relaxing and socializing. Plus, the location is unbeatable, with easy access to nearby restaurants, shopping, and the FSU campus. Be sure to understand the additional fees are not included in the rent each month. The complex has fraternity houses around it and can be a bit noisy and messy on the walk to campus. If you're looking for a place in Tallahassee that combines convenience and walking distance to FSU, I highly recommend Edge 401!

Recently moved in place is clean and well kept for the most part. Not to loud because of brick walls and a solid price for the space. Only thing is the trash in the parking lot of the property gets overloaded constantly. Also shout out Rob the Maintenance guy I was having problems turning on my Washer/Dryer he came in and fixed no problem.

The Edge @ 401 is a fantastic place to live, especially for students/people looking for their first apartment! The unit I lived in was recently renovated, so the appliances were brand new, and the entire kitchen was incredible. The way the apartment was laid out made it really easy to have guests over, and I loved being able to converse with friends and cook at the same time. I know a few other reviews have mentioned pest problems, but in my experience, as long as you keep your space tidy/clean and aren't away for a long period of time (bugs in Tallahassee love dormant spaces and will eat anything that's accessible), you shouldn't have any problems! As far as location goes, the apartment complex is a really convenient walk to a lot of FSU buildings, which is great for undergraduates and graduate students alike! My commute to Dodd Hall took less than ten minutes, and the walk was really nice. As a woman who lived alone, I never felt unsafe going to or from my apartment. And although The Edge is right next to a fraternity, the walls helped dampen the noise, and a white-noise machine made any party-related craziness hardly noticeable. The pool is also a definite plus, especially on hot days (so the majority of the year in Tallahassee). The management team, Traci in particular, is also super helpful and easy to get a hold of. While rent is a bit on the higher side of things, I loved living in this complex, and highly recommend living at The Edge @ 401!

Of all of the apartments that I have lived in, this was the best yet. Nowhere else can you get a quality apartment in a great location for an affordable rent. Everything about the apartment is upgraded and modern with newer appliances and fixtures. I have enjoyed living close to campus and the bars. It is a safe neighborhood, and relatively quiet given that it is surrounded by frat houses. The new management has been responsive to emails and quick to fix issues. The upgrades that have come recently have been a huge plus, especially the addition of pool furniture. The only issue that I have had with my apartment is the washer/dryer combo which leaks often and doesn't fit many clothes. I also wish that all of the exterior walls weren't concrete so that I could hang more on the walls, but it is good for sound insulation. If you are looking for an affordable 1/1 central to Tallahassee, this is your best bet.

It was the perfect location for any student attending FAMU, FSU and TCC because it was minutes away from FSU and FAMU, and the city bus station was a block away for students who had to commute to TCC. It's also near the downtown eateries and the capital building, so if you like locally owned or upscale eateries or if you like to be apart of the political scene, then this is the place. We had an awesome building manager, who was also an FSU law school student. The only bad things about this complex is that it's behind a few fraternity houses. They throw lots of parties throughout the year and the cops don't OR won't do anything about it. Also, my car was broken into over here and it was a beat up, blue Hyundai accent. Aside from those things, I'd move back to this place if I had too.
