The office staff is wonderful. They are all polite and welcoming every time I come in. The property is always kept clean and highly recommend if your apartment hunting !

This might be removed but I was looking into moving here and wonât be due to the following reasons: Whoever is responding to previous tenants complaints via these reviews lack true compassion and quite honestly it comes off as defensive and is very off putting. Everyone canât be lying and responding publicly to their issues with details about their circumstances is so unprofessional. Nice nasty is how it comes off. Iâd suggest going forward to maybe respond generally via the reviews and then detailed privately should the poster be open to speaking regarding resolution. Though I am happy you did reply the way you have because I know not to sign up for the same experiences.

I lived at the Edge at 401 for a year from 06/21 to 07/22. The property itself is get what you pay for, close proximity to FSU but there is a lot of noise due to how close you are to Fraternities. However, the management here is NOT competent when it comes to documentation and communication with leaser issues. I left a month early for my lease and lost access to their payment portal and was told to send last months payment to their property via a check. I am now being sent to collections because the property never communicated information about receiving the check or lack there of. I have emails from Management even informing me of how to properly denote the address to be sent to in order to avoid issues! They do not keep track of documentation or paperwork properly and will cause you a headache in the long run. Please look elsewhere.

Recently moved in place is clean and well kept for the most part. Not to loud because of brick walls and a solid price for the space. Only thing is the trash in the parking lot of the property gets overloaded constantly. Also shout out Rob the Maintenance guy I was having problems turning on my Washer/Dryer he came in and fixed no problem.

Scammers careless, they told you its furnished , its a lie once you pay them they will have you yo pay more , lots of croacraches , bugs and all sort of insects, and worse eveything they delivered at your door step in just 2 hours they steal and the landlord donât care , its not safe , its dirty. No AC in the Room no dish washer , they force you to pay 77 us for insurance , plus 20 per month, they force you to pay for wifi even if you donât need it , humidity, its just messed up , I am victim , I write this review to help other not to fall in their trap

The most recent reviews must be from people who have only recently signed the lease. The best thing about this apt is the proximity to FSU and the modern renovations/appliances. Constant loud music playing at least 4-5 days/nights out of the week from the nearby fraternities. No central AC, only a fan between the walls of the bedroom and living room. The bedroom gets extremely hot as a result. The fan between the walls and the exhaust fan in the bathroom were both filled with dust. The washer/dryer takes at least 4 hours to dry a very small load of clothes. Closet door fell off multiple times despite being âfixedâ. Took almost two months to replace the light fixture in the bathroom. Maintenance came by 3 separate times to confirm that it was indeed broken. Caught the maintenance man taking a photo of my living room when I wasnât home. Instead of fixing my window that did not close, they drilled it shut. The building has no fire alarms. Twice during my time here I was awoken by firefighters banging on my door in the middle of the night. The first time the roof caught on fire. The hall/stairwell lights donât work at night and the stairwells are pitch black. Residents leave their trash in the stairwells which attracts bugs and rodents. The apartments donât get much light and are very dark. They had my car towed while I was out of town for three days, despite having the required decal and no assigned parking spaces. Was not reimbursed for this. My car was also broken into during my time living here. They changed the locks on my apartment before the lease was up and I turned in my keys. Serious mold problems. See photos in other reviews. Would not do a walk through with me present upon move out. Be sure to thoroughly read the lease. It does state that cleaning upon move out will be deducted from the deposit at an hourly rate, but four hours of cleaning an already clean apartment is very excessive. Seems they charge the tenants for things they were going to do after move out anyway and take advantage of the fact that their residents are mostly college students who may not know any better. Had a hard time trying to get approved for another rental because the leasing office would not answer requests from my new property management office. They also donât prorate the first or last monthâs rent despite the move in date being in the middle of the month with no flexibility. The pool was closed by the Florida Department of Health the first half of the summer. When it finally opened it was usually occupied by a rowdy group of teenagers who did not live at The Edge and would frequently leave their trash and belongings everywhere. You could find people swimming with their dogs in the pool as well.
